Context

Trastevere is one of the most sought-after districts in Rome and one of the hardest for anyone who owns a car: narrow streets, a limited traffic zone, almost no on-street parking, and very few private garages. Demand for deeded parking consistently exceeds supply, and a garage in the district is an asset that is handed down more often than it is sold. The property is the condominium parking garage on the ground floor of a residential building, with direct vehicle access from the street.

The project

Case di Roma - Promozione e Sviluppo has signed a purchase offer for the entire parking garage, currently a single undivided space, and the offer has been accepted. The project calls for its subdivision into separate units, each with its own cadastral identifier, and their resale to residents, professionals, and businesses in the area: 28 garages, 12 covered parking spaces, 8 covered motorcycle spaces, and 4 storage rooms.

Scope of work

The work redesigns the internal layout: drive aisles, partitioning of the units, garage doors, new flooring, and signage. It also includes upgrades to the electrical and lighting systems, fire-prevention measures, access control, and provisions for electric vehicle charging.

The product

Four unit types for four needs. The enclosed garage, for those looking for an asset to own and hold over time; the covered parking space, for those who want a simple solution close to home; the motorcycle space, for everyday mobility in the historic center; the storage room, as an extension of the home. Each unit will be sold with its own cadastral identifier.

Timing and status

The project is in its preliminary stages: the purchase offer has been accepted. Urban-planning, cadastral, and condominium due diligence, the survey of existing conditions, and the subdivision plan are under way, ahead of the closing of the purchase and the start of construction. The work is expected to take 6 to 8 months once it begins.

The Group’s role

Case di Roma - Promozione e Sviluppo is the developer of the project and handles every phase: acquisition, due diligence, design, construction management, and marketing of the units. It is the integrated model the Group applies to all its projects: a single point of contact, from purchase to delivery.
