Gruppo Matteoni - Case di Roma

Gruppo Matteoni is a long-established Roman real estate developer. Our DNA

How we operate

01 · Heritage and place

Roman roots

For four generations and almost a hundred years we have practiced the same family trade, handed down and refined project after project: a century of work in Rome is our first due diligence, and we can recognize what creates value over time. We know the city and its prime areas building by building, and we operate where demand is structural and quality makes the difference. That is our advantage: even after taking the business abroad, we have always kept our roots firmly planted and honed deep, specific local knowledge.

02 · Method

Financial discipline

We combine technical training with training in economics, finance, and management: we treat every project first as an investment to be managed, and then as a construction site. Margin is not chased at the time of sale: it is built at the time of purchase, with conservative numbers, verified assumptions, and rigorous selection; and it is then confirmed in execution, with intelligent and effective management of procurement, timing, scheduling, and resources.

03 · Technology

Proprietary infrastructure

We have built an agentic software infrastructure in-house, starting with algorithmic models developed over the years and shaping them with new AI technologies around our actual processes. It currently offers advanced capabilities for scouting, feasibility analysis, planning, finance, procurement management, and project management, along with an operational dashboard. A faster and more precise machine with major advantages along the entire value chain: less time wasted, fewer errors, immediate and informed decisions at any point in a project.

04 · Execution

Integrated value chain

We do not just invest: we actually build. And we do so by directly controlling the entire value chain: a single entity acquires, finances, designs, builds, and sells, keeping the phases that matter in-house and relying on select partners for the others. With vertical integration, unnecessary steps disappear, timelines get shorter, and decisions and execution stay fully aligned.

The companies

Each line of business, a dedicated company

The Group organizes its development activities by line of business, following standard practice in professional real estate development: each type of project (prime residential, parking infrastructure, redevelopment) has its own dedicated company, with its own scope, accounts, and responsibilities, to protect partners, lenders, and buyers. The companies change; the family, the method, and our word remain.

Learn more
S.O.S. Brasil Onlus was an Italian nonprofit organization active from 1996, founded and chaired by Grazia Matteoni, dedicated to supporting severely disadvantaged children and adolescents in Porto Seguro, in the Brazilian state of Bahia. After several initiatives in support of local organizations, in 2005, with great commitment, it built a center of excellence, the “Matteo e Lapo Matteoni” Educational Center: a modern, self-sufficient facility that welcomed thousands of young people, offering education, meals, and vocational training in agriculture and crafts, with the express aim of giving them the chance that life had never granted them. Funded exclusively by donations and charity events organized in Italy, it promoted autonomy and social inclusion until 2021, when it ceased operations, paving the way for the Center to be repurposed for new social uses.
