What We Do

Real estate development, end to end.

We buy properties that need repositioning, redevelop them, and bring them back to the market. We do so as developers who invest our own capital in each project, and we manage the entire process, from purchase to sale.

Our core business is value-add redevelopment: we identify underutilized, distressed, or complex properties in Rome’s prime areas, redesign their spaces, renovate them to high standards, and sell them. When a project calls for it, we also work the traditional way, buying buildable land and constructing apartment buildings, villas, and small detached houses from the ground up, handling everything from the land purchase to the sale. Alongside this, we make the same operating structure we use for our own projects available to others: we build as general contractor (including urban infrastructure such as underground parking garages) and we support third parties with our advisory services.

We treat the properties we purchase as a product, not as assets to be held: every project is conceived to be developed and brought back to the market. It is the difference between an operating development company and a mere property holding company: this changes the way we select, finance, and complete our projects.

Behind every project there is a person, not a number. We work like a boutique, not a factory: we look after buyers with tailored attention, from the first showing to closing and beyond, because their satisfaction is part of the product, not an afterthought. This is how we build the reputation that precedes us and that, project after project, brings us the next client.

The method

Advanced analysis, precise execution, and proprietary models

A century in the trade has taught us one simple thing: the margin on a project is decided when it is bought and structured, not when it is built and sold. This is why the most important part of our work happens before construction begins.

Every project starts with rigorous screening. We study the micro-market before the property: who buys there, at what prices, at what absorption rate, and what other operators are doing. We cross-check benchmark values against actual sales data for renovated and newly built properties, and we always keep a margin of safety between what the market might pay and what we base our numbers on. A project enters the portfolio only if it holds up under conservative assumptions.

A modern, finance-driven management approach shapes the way we read the numbers: before committing to a purchase we model the entire project (acquisition costs, construction, soft and financing costs, timing) and we stress-test it under different scenarios. Data-driven tools do not replace judgment, they sharpen it: they let us see in advance what others discover only once construction is underway.

We prefer a few projects done well to many done in a hurry. By working on existing structures we keep variable costs and construction risks under control, and we size each project so that the finished product does not saturate demand in the area: this way the exit remains smooth and on schedule. The right scale, not the maximum scale.

Finally, we manage everything in-house. From purchase to design, from construction to sales, every phase answers to the same leadership: it is the safest way to protect quality and to keep the promises we make to those who invest with us and to future buyers. It is, after all, the same care our family has shown for almost a century: our name is on every building, and the way to protect a name is to build things that last.

Proprietary technology

From operations to advisory, our proprietary AI platform creates an advantage along the entire value chain.

Real estate is a conservative sector, still run on spreadsheets and established practices. We have rethought its processes with AI, building an agentic software infrastructure in-house, modeled on our actual work: acquisition, valuation, accounting, and construction management. Not an off-the-shelf management system, but a multi-company system in which every project and every Group company works on a single ledger that serves as the source of truth.

Every phase of our work feeds the same system: the data collected on one project refine the models we use to assess the next, so that experience accumulates rather than being lost. The system estimates costs, timing, and margins with a level of detail that a spreadsheet cannot match, flags variances as they happen, and frees people from repetitive work so that they can focus on decisions.

The next step is a dedicated application, currently under development: a single interface where owners, investors, and partners can follow valuations, site progress, and reporting in real time, as clearly as we do. It is the difference between describing a method and putting it, literally, in the hands of those who work with us.

Around that ledger, specialized agents handle clearly defined tasks: document archiving, accounting updates, bank reconciliation, payment batches, site dashboards, real estate analysis, and scouting, each with a single task and a chain of automatic checks that ensures its integrity. The result: numbers that are always in sync, and faster, sounder decisions.

On the same infrastructure we have developed a proprietary construction management application, built from the perspective of the developer and of the project’s financial plan: starting from an analysis of the design, it generates the schedule, assigns tasks to team members, keeps the daily site log, and automatically catalogs documents and communications with suppliers, so that numbers, schedule, and progress always stay in sync.
