Building replacement: demolition and reconstruction
The building on Via Viara de Ricci takes its name from the slopes of its “nun’s hat” roof, which recall a white eagle in flight. When the Group took it on in 2016, it was a single-owner building from 1950: six apartments on three levels, never renovated since construction, with grounds of about one thousand square meters, in an established district of northwest Rome with good local services. The rationale for the project lay in the building replacement made possible by the Lazio Region’s Piano Casa (housing plan): demolish and rebuild with a density bonus, resulting in a new, efficient building sized to actual demand in the neighborhood.
Demolition of the existing building and construction of a new four-level building, with a simplified design to keep the schedule short and costs down: parking spaces and mechanical rooms on the ground floor, apartments ranging from studios to two-bedroom units on the upper floors, and attics under the roof. Construction went from start to final inspection in twenty months.
Project developed and sold by Case di Roma - Promozione e Sviluppo: fourteen units (ten apartments and four attics), sixteen parking spaces, and a separate grade-level outdoor parking lot. A simple, well-built product, created to offer the neighborhood new and efficient homes. This project was Gruppo Matteoni’s first step into urban redevelopment, both through demolition and reconstruction and through the strip-out method, in which the Group would later specialize.
